Why Pasadena roofs need a coastal-aware spec
Pasadena's roofs live a different life than inland Anne Arundel. Salt air off the Magothy and the Chesapeake corrodes standard flashings, drip edges, and gutters faster than spec sheets predict. Shaded, humid lots in Green Haven, Lake Shore, and Rock Creek grow algae and moss that eat through asphalt shingle granules. And a lot of Pasadena's housing stock is converted 1950s–60s waterfront cottages — beautiful homes, but with original framing, undersized rafters, and roof-to-wall transitions that aren't on any modern blueprint. What we see again and again on Pasadena roofs comes down to four things. First, granule loss — algae and moss thrive on the shaded, humid lots in Green Haven, Lake Shore, and along Mountain Road, eating through the protective ceramic granules that keep asphalt shingles from baking in UV. Second, flashing corrosion — standard galvanized flashings on waterfront homes near the Magothy or Stoney Creek pit and fail in eight to twelve years instead of the twenty-plus you'd get inland. Third, undersized ventilation — many of the 1950s–60s cottages here were never re-vented when attics were finished, which traps moist Chesapeake air and rots decking from the inside. Fourth, kick-out and step flashing failures at chimney and dormer transitions — the original roof-to-wall details on older Pasadena homes weren't built for today's rainfall patterns.
